Purchasing FAQs

What is pre-approval?

Pre-approval is a lender's conditional indication of how much you may be able to borrow. It lets you search and make offers with confidence. It is not a final approval, as the lender still assesses the property and your circumstances. Most last three to six months, depending on the lender.

How big a deposit do I need?

A 20% deposit avoids Lenders Mortgage Insurance, but many lenders will go lower, often with a 5% to 10% deposit. Eligible first home buyers may need as little as 5% through government schemes. Also budget for stamp duty and other purchase costs. We will map out the numbers for your situation.

How do investment loans differ?

Investment loans often have slightly different rates and may allow interest-only repayments. Lenders usually count only part of the expected rent when assessing your borrowing power, and many want a larger deposit. How you structure the loan can matter, so speak with your accountant about tax too.

Can I buy at auction with pre-approval?

Yes, but auctions are unconditional, with no cooling-off period, so pre-approval alone is not enough. Ideally your finance, valuation and contract review are sorted before auction day, and you should set a firm limit. We can help you prepare so you can bid with confidence.
